A Custom GO Logic home is designed around your land, your priorities, and how you want to live. Design is either led by GO Logic, or an architect partner (with our team ensuring that the build and performance details achieve the highest levels of comfort, air quality, health and durability). You then select the Build Path that best fits your project. Either GO Logic delivers a high-performance shell for your local team. Or GO Logic manages the full build (available only in our local Maine region). The result is a home that feels quiet and comfortable in every season, with materials and details selected for long-term health, resilience, and predictably low operating costs, guided by The GO Standard.

Whether GO Logic designs your home in-house or you're working with an outside architect, we can deliver the same high-performance enclosure that meets the same GO Standard. The difference is who carries the project through all of the final details and finishes. In Shell Only, we deliver the enclosure and coordinate with the local team as needed, then your GC completes the home. In Full Build, GO Logic serves as the general contractor and manages the entire process from early planning through move-in (available for projects in our local Maine region).

Two Ways to Build a GO Logic Custom Home

Full Build

Full Build is for homeowners who want GO Logic to lead the project from early planning through move-in. We coordinate design (in-house or alongside your architect), engineering, permitting support, panel fabrication, and full general contracting so the custom details stay aligned from the first drawings through the final touches and move-in. This path is available when your project is within our full-build area, or when the scope and logistics allow GO Logic to take on the full GC responsibility.

Steps:

Shell Only

Shell Only is for homeowners, architects or developers who want GO Logic's enclosure and detailing while working with their own GC or taking on parts of the project themselves. That may be by choice, because you already have a trusted local building team. Or it may be because your project is outside our full-build area. We design and deliver the panelized air-tight and water-tight shell that ensures comfort, performance and durability. Then your team completes the build, systems and finishes. We stay involved throughout the build with clear documentation, defined responsibilities, and passive house or other certifications (if desired).

Steps

The steps in a shell-only process are very similar to full build process. We work with you (or you work with your architect) to design and configure the home, site, and additional buildings. Once the design is finalized, GO Logic estimates the shell scope while the GC estimates the remainder of the project work. When you are ready to move forward you execute two construction contracts, one with GO Logic for the shell and one with the GC for the remainder of the build. At that point we order windows and the GC creates a schedule for site work and foundation.

When panels are completed in our shop and the foundation is in, we deliver and assemble the building panels. Very little coordination is needed with the GC through this phase. After the shell is installed, we hand the site back to the GC to complete roofing, siding, rough-in, and finishes. Then our work is done.

Our design team remains involved with the project until the GC scope is completed in order to answer questions, provide additional documentation, and ensure the project meets the intent of the drawings and your expectations.

Performance, cost, and schedule get discussed in the same early conversation instead of three separate ones, with your architect, engineers, and GC in the room from the start. That's what makes planning against a repeatable shell system so much easier than sorting through site decisions after the fact. A faster dry-in cuts down on weather and moisture exposure once you're on site, and the same assemblies, R-values, materials, and windows that flex for a single home scale just as predictably across a multifamily project.

Between our two shops, we can take on incremental work today, and there's real room to scale for the right project. The best next step is a conversation about your specific timeline and volume.
