Building well is a real investment.

A GO Logic home is not designed to be the cheapest. It is designed to provide the absolute best value over time. Comfort, even temperatures, healthy indoor air, ultra low energy use, and resilient details that hold up over time.

What We Mean When We Talk About Cost

When people ask what it costs to build with GO Logic, they are usually combining several things into one number.

GO Logic breaks down the cost to build a home in four buckets:

Design & Planning

Sitework

Structure

Finishes and Add-ons

That is why we prefer to talk about total project cost. It is a more useful way to understand where the money goes, what is tied to the home, what is tied to the site, and what is shaped by your choices.

What Drives Cost Most

What affects cost the most (in order)

  1. Custom Design vs Pre-Design

  2. Size of the home

  3. Complexity of the form

  4. Amount and type of glazing

  5. Foundation type

  6. Site conditions and access

  7. Exterior materials

  8. Interior finish selections

  9. Add-ons like porches, decks, garages, and outbuildings

What helps control cost early

  • Working with a Pre-Designed Plan

  • Sizing the home appropriately for your needs

  • Keeping with a simpler shape and form

  • Understanding the site before design goes too far

  • Aligning finish expectations with budget goals

  • Clarifying what is essential and what is optional

Not All Site Costs Are The Same

Site work is often where the biggest unknowns live. Topography, drainage, access, utilities, septic requirements, ledge, blasting, and foundation conditions can all affect the total project cost in meaningful ways. That is why early site information matters. It helps us build a more realistic budget and reduce surprises later.

Shell Only or Full Build

Shell Only

Shell Only is for homeowners who want GO Logic’s high-performance enclosure while working with their own GC or local team for the remaining work. This may be by choice, because you already have a trusted builder, or because your project is outside GO Logic’s full-build area. We design the home and deliver the panelized shell and the key details that protect The GO Standard, then your team carries the project through systems, finishes, and completion.

Full Build

Full Build is for homeowners who want GO Logic to manage the project through completion. For projects within our build area, GO Logic coordinates the path from early planning through move-in so design, performance goals, and construction details stay aligned from start to finish.

Why We Don’t Lead With Cost Per Square Foot

Cost per square foot can be a useful orientation tool. It is not the whole story. Smaller homes generally cost more per square foot than larger ones. Simpler forms usually cost less than complex ones. And site conditions can shift the total project cost in ways square-foot pricing cannot capture. That is why we use square-foot pricing carefully. It can help start the conversation, but it should not be the only number guiding it.

The Total Cost of Home Ownership

The value of a high-performance home is not simply reflected in the cost to build. It is also in what it costs to run, maintain, and live in over time. GO Logic homes require very little to run and maintain. They are also huge risk reducers — no fear of frozen pipes, ice dams, rot, escalating energy prices, or increased respiratory issues driven by mold, mildew, or exterior air quality events.

When you factor in the long term costs and risk mitigation, a GO Logic home is a better investment over time.

Lower heating demand

Better enclosure performance helps reduce the energy needed to keep the home comfortable.

Comfort that lasts

Even temperatures, fresh air, and quieter interiors are part of the value people feel every day.

Lower maintenance risk over time

Careful detailing and stronger moisture control can help reduce the kinds of problems that become expensive later.

How We Help You Get to a Useful Number

We do not believe in throwing out a generic number and pretending it applies to every project. Instead, we work toward a realistic budget in stages.

Early conversation

We talk about your goals, your site, your location, and the type of project you are considering.

Preliminary budget

We build an early price range based on the shell, the likely GC or completion costs, and the site conditions we know at that point.

Design and documentation

As design develops and site information improves, pricing becomes more specific and more reliable.

Construction contract value

Once scope, engineering, and project details are defined, the project can move toward a true contract number.

What Helps Build a Better First Budget

If you want a more useful early cost conversation, the more context you can bring, the better.

  • The site location

  • Survey with topography, if available

  • What home or home type you’re considering

  • Whether you want shell only or full build

  • Your ideal size range

  • Any must-have add-ons

  • Your general budget comfort range

“We’re not competing with low-quality construction. If you want to build well, with lasting comfort, quality, and the security of low maintenance and risk, a GO Logic home really makes sense."
